DEPARTMENT OVERVIEW

Real Estate (RE) provides real estate services for the UC San Diego campus multi-million dollar portfolio of University owned and leased property, public/private partnerships, property acquisition and disposition, and off-campus leasing. RE is a comprehensive real estate organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents. The office comprises functional units that include offcampus leasing, licenses, fiscal management and administrative services, and asset management.

POSITION OVERVIEW

The University Centers Leasing and Asset Manager represents the University Centers and Real Estate Department on matters relating to third party lease holders (tenants) within facilities operated by the University Centers, a student-fee funded department. The Leasing and Asset Manager reports to the Director, Asset Management Real Estate (D AMRE) with a dotted reporting line to the University Centers Executive Director (UCEN ED) and a home office in the Price Center. The Leasing and Asset Manager serves as a member of the University Centers senior management team.

Providing support to the UCEN ED, the Leasing and Asset Manager is responsible for the strategic planning of a student-centered retail program and the daily administration of more than 25 property leases and licenses within the Price Center, Student Center, and Student Services Center. The University Centers retail program includes a healthy mix of locally-owned small business eateries and corporate franchises, bringing the San Diego community to campus. A full-service, bank, hair salon, other dry retail, and student-run cooperatives and enterprises round out the leasing portfolio.

With a triple bottom line (student satisfaction, student experience, and financial success), the incumbent applies professional knowledge or expertise in leasing and asset management of UC owned real estate and serves as the lead person to support University Centers. Representing the Regents as Landlord in coordination of retail brokers and retail opportunity marketing efforts, managing tenant selection process, coordination of legal review in lease negotiations and lease preparation for retail or miscellaneous space in UC owned properties. Ensures leased facilities meet all UC requirements and guidelines. Provides real estate consultative services to the Director of University Centers, including commercial market analyses, lease analyses, annual property budgets or forecasts analyses & trends, monthly property financial reports, and reports of activities as requested.

Works closely with the UCEN ED to establish program goals and objectives for University Centers that support both the department's vision and the campus vision for an engaging retail environment that supports students, faculty, staff, and visitors. Takes a student-centered approach to define and execute the retail program. Responsible for annual and quarterly goals and metrics, analysis and reporting, and recommendations for continued improvement. Works with, and through, the UCEN ED to engage the student-majority University Centers Advisory Board (UCAB) in shared governance and decision making for the retail program, operations, and promotions.

QUALIFICATIONS
  • Professional experience in commercial real estate practices and lease contract development. Proven ability and experience in conducting analysis relating to financial and legal contractual terms, contract development, space planning, coordinating tenant improvements projects, finance, and property management. Minimum of five years' retail leasing and asset management experience is essential.

  • Demonstrated experience (typically five (5) years minimum) in retail leasing and asset management.

  • Thorough knowledge and understanding of commercial property management, basic real estate law, and contract interpretation. Proven skills to quickly evaluate complex issues and identify multiple options for resolution.

  • Proven ability and experience in conducting lease negotiations relating to financial and legal contractual terms, contract development, space planning, coordinating tenant improvements projects, finance, and property management. All abilities and experience in this section are required for this position with the exception of lease negotiations.

  • High level of analytical, mathematical and decision-making skills in order to analyze and interpret financial and legal contractual terms and to draft formal contracts Demonstrated ability to project budget costs.

  • Ability to effectively resolve legal, financial and contractual issues and disputes.

  • Understanding of risk management, seismic, fire and other life safety and ADA compliance issues.

  • Strong computer skills, including production of complex legal contracts, as well as analyses including spreadsheets, databases and modeling applications, specifically for financial feasibility analysis, operating budget performance analysis and database development.

  • Proven knowledge of economic and general accounting principles and practices. Demonstrated experience in financial and accounting systems, including modeling, forecasting, and planning. Ability to develop and implement such systems.

  • Excellent written and oral communication skills, including the ability to compile data and information, and draft formal documents and produce reports. Ability to draft accurate correspondence based upon negotiations and/or conversations, and the ability to keep accurate notes regarding transactions.

  • Strong interpersonal skills, including tact, diplomacy and flexibility to interact and maintain working relationships with University departments, University administration, industry representatives, charitable organizations and governmental agencies, including skills to clearly communicate information to a broad variety of people in written form, in person and on the telephone.
