Job summary
As a member of the Global Real Estate & Facilities (GREF) in the Global Operations team-this new position will report to the Global Services Program, Senior Manager and lead the globalization and development of hard services programs for the corporate portfolio composed of circa 50MM sq. ft., 600+ locations across 60+ countries hosting 312K+ staff. The role is based in Americas HQ1 (Seattle area) or HQ2 (Arlington) in the USA and will involve some traveling through the portfolio and regular travel to HQ1 and HQ2.

Initial View of Main Responsibilities:
  • Program creation, development, innovation
  • Define global elements and standards and develop global service programs
  • Provide strategy, requirements and direction for the development of an IFM Hard Services program playbook and success metrics for planned preventative maintenance standards, asset lifecycle planning, business continuity and resiliency planning, demand-based maintenance strategy, reactive maintenance response protocol, utility outage planning, building system optimization, etc.
  • Provide insightful direction for the build of specs per asset class on expected maintenance standards and frequency
  • Collaborate with and support EHS and Sustainability on shared goals to maintain safe and healthy indoor environments, drive down carbon emissions and reduce resource usage (specifically power and water) in our corporate offices.
  • Develop methodology, standards and mechanisms to monitor program quality through site inspections, audits and action plans, ensuring that Amazon’s expectations in terms of standards, consistency, compliance targets and objectives are being met
  • Consults as technical BB relationship owner with Amazon BUs who specialize in technical/lab environments - Integrator/Voice of Customer
  • Drive continuous improvement through IFM Hard Services feedback and lessons learned to Day 1 design and construction teams to improve the quality of project design and turnover to IFM.
  • Develop mechanisms and process to ensure high performance of MEP systems serving lab and technical spaces through close collaboration with Day 1 design and construction teams and lab owners.
  • Responsible for understanding all GREF operational, design and sustainability standards and works with IFM to operationalize.
  • Internal technical advisor & program support (e.g. food equipment strategy, existing kitchen strategies etc.)
  • Monitor developments in external regulatory environments and work with all teams and partners to flag and advise on any possible business impacts of statutory changes.
  • Work with GREF Smart Building experts to develop use cases related to IFM Hard Services and function as key stakeholder to guide the development and execution of this technology.
  • Reflect on whether due diligence for building acquisitions is needed for transactions
  • Build and directly manage a team of contractors
  • Create working relationship with all GREF global and regional operations leaders

Key job responsibilities
This role will create and drive a roadmap for the globalization of hard services, either to be defined, or currently defined at regional level working with our Global Preferred Partner (GPP).
The role also is responsible for defining and overseeing the performance to SLAs and KPIs applicable for hard services by the GPP and other vendors executing onsite services. Through ownership of this oversight, the role will be empowered to gain alignment when adjustments to SLAs and KPIs are needed and develop a plan around those modifications. The role will be charged with program strategy to establish high standards across the portfolio, and provide expertise in requirements for reporting dashboards and implement continuous improvement reviews.

We seek a highly experienced leader who has proven success in high growth real estate organization(s). The successful candidate must operate as a trusted partner to all GREF leaders (including Design/ Construction, EHS, Sustainability, Security, etc.) and other functional areas (Risk, Legal, Compliance, Finance….) and must demonstrate the ability to establish and maintain relationships with integrated vendor partners.
  • Master’s degree in a related field (MBA, Masters in Facilities Management/ etc.)
  • Good communication and writing skills – able to concisely and effectively present a compelling white paper in six pages or less
  • Proven ability to influence peers or stakeholders
  • Ability to identify and solve problems in an ambiguous environment
  • Proven self-starter who sets goals and consistently gets results
  • Effective resource management and project management skills
