STYL Residential is now hiring a Service Technician II to join our team in Morrisville, NC.

Job Summary

We are looking for a hardworking individual who is looking to advance their career in maintenance services with a fast-growing company. The Service Technician II is responsible for the day to day maintenance operations at the property ranging from move-in, move-out apartment repairs, troubleshoot and the overall upkeep to enhance the value of the community and maximize the living experience of our residents. This position involves fixing and troubleshooting equipment, completing unit turns, and assists the community and your team in maintaining the highest standard of customer service.

Essential job functions:

  • Schedules, monitors and performs preventative maintenance
  • Ensures that service requests are completed promptly and professionally.
  • Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall and appliances.
  • Maintaining the premises of the building, office and grounds in clean and orderly condition.
  • Monitors and performs make ready duties on vacant units
  • Ensures residential units have been turned in a timely and efficient manner
  • Provides excellent customer service to prospective and current residents
  • Promptly communicates with maintenance leadership concerning all maintenance issues at the property.
  • Manages dumpster corrals, trash enclosures/compactors as needed or directed
  • Provides on-call service when scheduled and performs emergency maintenance work when required
  • Assists the Supervisor with monitoring inventory of parts and supplies
  • Assists the Supervisor with scheduling and communicating with vendors and contractors
  • Uses mobile device to dispatch and complete service requests in a timely manner
  • Ensures adherence to the company's safety and hazard communications programs, policies and procedures
  • Inspects buildings and grounds to ensure safety and cleanliness and alerts the Maintenance Supervisor to items that need to be repaired.
  • Participates in company-provided training such as fair housing, safety, non-discrimination, EPA, and harassment prevention.
  • Performs other duties as directed and assigned

Who we are looking for:

  • 1+ years of experience in maintenance service for residential communities, other building maintenance or related trade. Renovation experience preferred.
  • Ability to use smart phone to assign service requests and for on-call requests
  • EPA certification Type I and II preferred
  • CPO certification preferred
  • On-call, after-hour emergency service may be required with on-call staff required to live within a minimum distance to the community for efficient response time
  • Excellent written and verbal communication skills
  • Must be highly motivated and able to work independently
  • Use of general maintenance equipment including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents
  • Ability to prioritize and multi-task

Physical Requirements

  • Hands-on repair and maintenance work constitute majority of time and duties
  • Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit

Pay: $19.00 - $21.00 per hour
