We are hiring for a seasoned Property Manager to manage 246 units with multiple buildings.

We are looking for someone who has proven ability to lead and motivate a team, demonstrate effective communication skills and thrives in a team environment.

The Property Manager is responsible for leading their team to deliver excellent customer service for our customers. As the Property Manager, you will build and maintain a strong team with common goals and objectives. This will include recruiting, leading, training, coaching, motivating, a high-quality team to achieve customer service objectives and financial goals. Goldmark provides a highly competitive salary, incentive plan and benefit package.

Duties & Responsibilities:
  • Ensure decisions made and work completed represent Goldmark values.
  • Effectively manage the sales process to achieve and maintain maximum occupancy of properties through the timely leasing of apartments. Develop and implement effective sales and marketing programs. Implement an effective resident retention program.
  • Maximize net collected rent (NCR) for properties. Collect timely monthly rents and ensure proper recording and depositing of rents. Manage lease renewals and concessions within approved guidelines. Implement rent adjustments as directed. Maintain resident retention and satisfaction through proactive problem resolution and effective maintenance of properties.
  • Achieve net operating income (NOI) Budgeting goal by maintaining effective expense controls of properties.
  • Hire, train, develop and lead site staff to perform at maximum levels. Present a professional image at all times while representing the organization.
  • Ensure ongoing and proactive communication, coaching, feedback, and recognition to motivate employees. Complete regular performance reviews and recommend compensation changes for site staff. Address performance issues, up to and including termination, when necessary, in coordination Human Resources.
  • Ensure compliance with all Fair Housing and EPA laws and regulations as well as government programs.
  • Contribute and participate in the budget review process.
  • Complete special projects and other duties as assigned.
Experience, Education, and Licensure:
  • Proven ability to lead and motivate a team to achieve consistent high-level results.
  • Prior property management experience in multi-family environment preferred.
  • A motivated, well-organized and self-directed individual who is a team player.
  • Ability to multi-task, prioritize responsibilities, manage time, as well as possess an orientation toward details.
  • A strong leader who can motivate others to perform at their full potential with prior management experience.
  • Strong interpersonal and communication skills with ability to relate and address issues with a diverse group of people.
  • Familiar with federal, state and jurisdictional laws and regulations concerning multi-family housing, Fair Housing and employee safety.
  • Ability to operate common office equipment and basic computer skills.
  • Four-year degree in business or related subject preferred; or two to four years’ related experience and/or training; or equivalent combination of education and experience.
  • Certified Property Manager (CPM), Certified Apartment Manager (CAM) or National Apartment Leasing Profession (NALP) certifications are desirable.
