Job Description

Scope/Purpose of the Position

The Processing Team Lead Assists a team of Processors who are responsible for quality loan processing functions while maintaining a small pipeline, as well as assisting Processing and Operations Management with everyday responsibilities. The Team Lead will also have additional responsibilities in training, coaching and otherwise assisting the Processing Manager or Operations Manager with special projects.

Key Responsibilities and Essential Functions

  • Administration
    • Monitor Pipeline of assigned processors to ensure timely and compliant flow of files based on Company SLA's and Metrics
    • Monitor a Processor's daily activity to ensure all key dates are met throughout the process
    • Assist in resolving problems or issues on loan files within the team, elevating to management as appropriate.
    • Ensure MLO Submission is complete per policy for submission for initial Underwrite
    • Management of timeline of the loan from application through funding to insure we are setting and meeting expectations
  • Technical
    • Manage small pipeline to consistent service levels ensuring files are completed within each stage within guidelines set by management and update current systems accurately & timely
    • Order documentation as required per policy and file, Regular follow up for missing items from borrowers and 3rd parties, Work with appropriate departments to move files from initial submission thru funding
    • Assist in resolving problems or issues on loan files within the team, elevating to management as appropriate.
    • Complete a quality file submission to Underwriting, Closing and Post Closing including appropriate stacking order and all quality responsibilities assigned to function
    • Work with settlement agents and closing dept to schedule closing dates and prepare closing document orders including requests for preliminary CD to determine cash to close etc.
    • Timely communication loan status to the Loan Officer and Borrower
    • Review & analyze loan file documentation to ensure it meets underwriting & investor guidelines, within given authority
  • Team Support
    • Training, coaching and mentoring Disclosure Desk Specialist with assigned work. This may include:
      • reviewing others work
      • training new staff members
      • helping the assigned reporting manager with implementing company policies.

Key Performance Indicators

  • Maintain an acceptable Customer Service Rating of 75% or higher at all times.
  • Meet productivity performance metrics as outlined on your Bonus Compensation Plan.

Work Experience and Knowledge, Skills and Abilities

  • Ability to communicate effectively and professionally, both verbally and in writing.
  • Ability to adapt to and understand Conventional, FHA, VA, and USDA processing guidelines.
  • Working knowledge of RESPA, Reg-Z, MDIA and related compliance guidelines, along with the ability to detect and rectify deficiencies and/or non-compliance on specific loans.
  • Attention to detail; multi-tasking skills; excellent time-management skills
  • Reports to work on a daily and timely basis.

Minimum Qualifications

  • Three to Five years mortgage processing experience
