Job Description
Job DescriptionWe are looking for a Maintenance Coordinator to help maintain and respond to tenant’s needs in single family homes and multi-unit apartment buildings. Previous experience in construction or maintenance is a must. Every day is exciting and different, the ideal candidate is extremely detailed oriented, has great communication skills, and is compassionate to the needs of others. We operate as a team and are looking for someone who is able to help facilitate the completion of work orders, tenant/owner requests, and has the ability to work independently when needed.
You must know how to operate a computer and an iPhone, which we will provide. Computer proficiency is a MUST. You will be doing quarterly inspections on homes/apts, using the iPhone and computer. You must have a vehicle capable of transporting tools.

Pay is hourly. You will clock in and out. This is a 1099 position. The position is long-term. Pay scale is $15.00-$23.00 an hour, depending on experience and skill set.
Responsibilities:
  • Answer maintenance phone, troubleshoot issues with tenants over the phone.
  • Develop relationships with vendors.
  • Dispatch vendors to jobs. Keep vendors on task.
  • Checking all work performed.
  • Speaking to property owners. Explaining maintenance options to them.
  • Knowledge of plumbing, electric, and HVAC systems.
  • Knowledge of drywall repair, painting, LVT flooring, and all other aspects of home maintenance.
  • Changing locks out between tenants, etc.
  • Perform maintenance of electrical systems (replace light bulbs and fixtures, change outlets and switches…etc.)
  • Inspecting units post move out and pre move in.
  • Perform carpentry repairs when necessary (fix locks, replace windows or doors etc.)
  • Maintaining the exterior grounds of the office.
  • The majority of this job is supervisory, but you will be expected to help in a pinch and perform some maintenance.
  • Completing inspections quarterly on units.

Skills:
  • Experience as a maintenance technician.
  • Basic understanding of electrical, plumbing and other systems.
  • Knowledge of general maintenance processes and methods.
  • Working knowledge of tools, common household appliances and devices.
  • Manual dexterity and problem-solving skills.
  • Good physical condition and able to lift 50 lbs. on a regular basis.
  • High school diploma or equivalent; Certificate in HVAC, building maintenance technology or relevant field will be a plus.
  • Must be able to pass a criminal background check. We are very crime friendly. Our only serious no's are crimes related to theft, arson and violence. No drug charges within 5 years.
  • Computer skills-Must be able to correspond professionally via email and able to learn our maintenance software.
  • Grammar. Must be fluent in English and use correct grammar.
