Job Description

Major Qualifications: The following qualifications are required to be considered for this position unless otherwise stated.

  • Must possess a High School diploma or certified GED, be able to read/write English and have a good knowledge of mathematics.
  • Must possess a valid driver’s license with an acceptable driving record (no moving violations last three (3) years.)
  • Must possess a valid Journeyman’s card, certification or an associate’s degree from an HVAC program at a technical school preferred.
  • Five (5) years’ experience in physical operations with working knowledge of Heating/Ventilation Air Conditioning (HVAC), electronic/pneumatic controls, controls circuits.
  • Certification through the Environmental Protection Agency to handle refrigerants required.
  • Must possess a thorough knowledge of computer hardware and software programming.
  • Skilled in reading and interpreting temperature control schematics, blue prints, engineered specifications, working drawings and able to sketch and layout project.
  • Must be capable of trouble shooting; calibration; replace/repair of temperature control components.
  • Must be capable of operating computerized heating ventilation and air conditioning (HVAC) systems; knowledge of Energy Management Systems a plus
  • Knowledge of electrical, plumbing, chiller, boiler operations.
  • Must be able to demonstrate a proficient general maintenance knowledge and skills with a good electronic mechanical background.
  • Must be able to control any fears of height, depth or small enclosed areas that may prevent the job from being done.
  • Ability to develop and coordinate various projects as they are identified in multiple buildings.
  • Willingness to work both independently and as part of a team.
  • Must be capable of keeping records of sources for material, parts and supplies for all equipment and be knowledgeable about proper inventory of in stock parts, supplies and materials.
  • Must be willing to abide by the safety regulations and wear appropriate safety equipment as may be required.
  • Must be punctual and adhere to a daily schedule with multiple assignments in different school locations.
  • Must meet all other job qualifications as required, adopted and published by Monroe Public Schools.
  • ESSENTIAL FUNCTIONS:
  • Carry - 50/80 lbs. 100 feet
  • Climb - ladders, scaffolding, and stairs, to a height of 40 ft., entering vehicles/equipment.
  • Crawl - utilizing hands, knees, and feet, to access needs in confined areas, tunnels, pits, sumps, etc.
  • Crouch/Kneel - to access/repair needs at levels below waist, tunnels, sumps, pits, etc.
  • Fingers/Gripping - lifting, grasping hand tools, sawing, inserting/turning bolts, screws, etc.
  • Lift - 80#/50 ft. for objects tools, supplies, materials to desired levels, unload/load vehicles.
  • Pulling/Pushing - for positioning of; materials, supplies, tools, pulling wire, motors, auger.
  • Reach - extending hands and arms to heights, distances to service; repair machinery, supplies.
  • Sight - clarity of vision to pass driver's license test, and adequate vision to distinguish objects, relative space, and distance.
  • Sit - rest on haunches to service; bench work, service floor drains, working under mowers, etc.
  • Stand/Stoop - to reach desired heights to repair/service equipment, obtaining tools, equipment, and diagnostics.
  • Hear - for testing equipment, safety, taking orders, diagnostics.
  • Talk - convey messages, instructions, carry discussions.

PERFORMANCE RESPONSIBILITIES: * Assumes the responsibility of work assignments under the supervision of the Operations Director, through the Maintenance Supervisor or designee.

  • Learn locations of all HVAC equipment and how they relate to each school building.
  • Assumes primary responsibility for the safe condition, operations, repair, and installation of all HVAC equipment and components to manufactures recommendation, i.e. valves, motors, belts, bearings, filters, and lubrication etc.
  • Learn basics of equipment management controls (CSO) to be able to start, stop, seek status or change conditions on HVAC systems.
  • Must be able to set equipment trends to monitor energy consumption in CSO energy management system.
  • Make rounds of all equipment rooms in each school to identify and repair any potential problems and keep the systems operational.
  • Complete and close out Work Orders in the (SchoolDude) and enter time worked and materials used.
  • Accompany and assist outside contractors as needed.
  • Examines and inspects district-owned facilities on a regular basis for purposes of preventive maintenance.
  • Recommends supplies and equipment for purchase, and maintains the inventory of district-owned tools, equipment, and supplies.
  • Reports major repairs needed promptly to the Maintenance and/or Operations Director.
  • Is responsible for the plumbing shop, any assigned school vehicle/equipment, their upkeep and maintenance.
  • Assumes the responsibility for the opening, closing, and securing of the district's schools and related facilities.
  • Reports on quality of supplies and equipment, when inferior, shall report immediately to the Maintenance Supervisor.
  • Responsible to obtain any prescribed license/certifications pertaining to this position within six (6) months of implementation and /or date of hire. Once obtained, these licenses/certifications shall be maintained.
  • Responsible to perform all preventive maintenance tasks as assigned by the Operations Director and Maintenance Supervisor.
  • Responsible to fill out and maintain logs, maintenance work logs, PM records, etc., as directed.
  • Assumes the responsibility to follow all safety regulations, wear personal protective equipment (PPE) and perform all work in as safe manner as possible.
  • Perform all related work and all tasks assigned by the Operations Director, through the Maintenance Supervisor as deemed necessary for the operation of the school district.

This position will require the ability to learn and perform a high level of skills and knowledge in the work area. The successful candidate must be willing to attend and successful complete seminars and other training related to the position.

Probationary Period: 120 working days

Starting Date: As soon as possible.

Rate of Pay: Master Agreement - $22.07/hour; additional $2.50 with specialized licenses or journeyman card
