Job Description
Summary

The Building Operations Section in the Facilities Management Division (FMD) is seeking skilled Facilities Maintenance Constructors to join their team. This position is responsible for safely performing a variety of skilled work involving building maintenance and repair for facilities acquired in support of the Homeless to Health Initiative. The purpose of this recruitment is to fill two positions as term-limited temporary (TLT) or Special Duty opportunity. The term of this position is expected to last up to two years, however, special duty or TLT assignment durations are subject to change and may either be extended or revoked at any time. If an internal candidate is selected, a file review and prior approval from current supervisor is required.

Job Duties

  • Perform a variety of preventive maintenance functions and service checks on facilities, buildings and equipment, and respond to a wide variety of requests from tenants. Inspect, modify, repair, and test plumbing and piping systems.
  • Repair and replace broken pipes, fixtures, faucets, sinks, toilets, fountains and valves.
  • Repair, modify and perform preventive maintenance on fire sprinkler systems.
  • Respond to emergency alarms and trouble calls related to fire sprinkler systems; identify, repair or replace malfunctioning components.
  • Perform framing, siding, roofing; apply and finish sheetrock; install insulation, windows and doors.
  • Build and maintain doors, window and related hardware including lock mechanisms, closures, keying systems (electronic and mechanical) and re-glazing.
  • Prepare a variety of surfaces and apply paint or protective coatings to both interiors and exteriors of buildings, facilities and amenities, equipment and furnishings.
  • Operate, clean and maintain various equipment related to the application of paint or protective coatings. Install, relocate and modify equipment and system assemblies; install, attach or brace appurtenances to building walls, ceilings and floors.
  • Install, maintain, repair and modify environmental drainage systems and components.
  • Perform minor HVAC maintenance.
  • Plan, schedule and coordinate activities and work with other trades, divisions and outside agencies or contractors.
  • Perform general custodial duties such as cleaning, mopping and vacuuming as needed.
  • Perform various grounds-keeping duties, such as watering, spreading mulch, debris and garbage clean-up and removal as needed.

Experience, Qualifications, Knowledge, Skills

WE ARE LOOKING FOR CANDIDATES WHO:

  • Have two years of demonstrated work experience performing plumbing, carpentry, painting, and mechanical maintenance.
  • Possess past professional experience and thorough knowledge in:
    • Safe and proper care and use of tools and equipment.
    • Related codes (plumbing, electrical, construction) and means of compliance.
    • Standard construction practices, principles and knowledge of building systems.
  • Are skilled in plumbing and mechanical repair and basic carpentry.
  • Have the ability working at heights from ladders and scaffolding.
DESIRABLE SKILLS:
  • Trade experience in plumbing, carpentry, painting
  • HVAC maintenance
Licensing/Certification Requirements
Washington State Driver’s License
Combination driver’s license with Class A endorsement
Forklift certification
Backflow tester certification
Confined space certification
Seattle Fire Department sprinkler system certification
Some licenses, certifications and other requirements determined to be necessary to meet the business needs of the employing unit may be required.

NECESSARY REQUIREMENTS:
Must have the ability to perform physical demanding tasks including, bending, kneeling, standing, reaching, climbing, stooping, squatting, lifting (up to 50 lbs) and twisting on a regular basis.
Candidates must possess a valid Washington State Driver's License or the ability to travel throughout King County in a timely manner.
Final appointment is contingent upon successfully passing a pre-employment physical examination and a finger-print based criminal history check.

ADDITIONAL POSITION INFORMATION:
This position is non-exempt from the Fair Labor Standards Act and is overtime eligible.
The standard workweek is 40 hours.
