We are seeking an experienced Director, Property Accounting for our Philadelphia Headquarters. The Director, Property Accounting supervises, coordinates and ensures property accounting activities are performed for wholly owned, managed, and Joint Venture properties.

Activities include but are not limited to:

Daily/Weekly

  • Review the following to ensure compliance with Revenue Recognition policies:
    • Leases with termination options
    • Leases over 10,000 square feet
    • Leases considered ASC842
  • Review and approve Security Deposit Refunds, Tenant write-offs (under a certain threshold)
  • Provide support and communicate effectively with Property Accounting Managers, Portfolio Accountants and Accounts Receivable Administrators

Monthly/Quarterly

  • Responsible for recording monthly ground rent activity
  • Responsible for recording monthly management fees
  • Responsible for recording monthly ASC842 activity
  • Responsible for recording monthly accounting payroll allocation
  • Participate in monthly financial review call with Asset Management and Corporate Accounting
  • Responsible for updating monthly property accounting workpapers for balance sheet accounts such as prepaid taxes, prepaid R&M, unbilled receivables and accrued expenses
  • Responsible for reviewing Quarterly CAM accrual
  • Responsible for preparing quarterly workpapers
    • Search for unrecorded Liabilities
    • CAM accrual workpapers
    • Balance Sheet Flex

Annually


  • Responsible for reviewing new CAM estimates to tenants
  • Responsible for reviewing year end CAM accrual
  • Responsible for reviewing CAM reconciliations
  • Responsible for working with auditors on interim and year end reviews

Other

  • Ad hoc reports when requested
  • Work with corporate accounting in the due diligence for acquisition and disposition of properties on an as needed basis.

Supervisory Responsibilities

Responsible for the supervision of the Property Accounting Managers, Portfolio Accountant and the Accounts Receivable Administrators.

Bachelor’s degree (B.A.) from an accredited college or university

Minimum of 5 years’ experience in real estate accounting

Advanced computer skills including Excel, Word and familiarity with general ledger software packages required. MRI experience a plus.

Experience in a multi-site environment, publicly traded company and REIT industry all a plus.

Other Skills Required:

Individual should possess strong aptitude for basic accounting principles, good reasoning skills, high attention to detail, and the ability to multi-task in a high volume, corporate environment.

Strong leadership, communication, presentation and writing skills required.

Ability and experience in managing and motivating a large department of subordinates and staff.

Ability to write reports, business correspondence and procedure manuals.

Ability to effectively present information and respond to questions from senior management.

Mathematical Skills

Ability to calculate and figure amounts such as discounts, interest, commissions, proportions and percentages.

Ability to apply concepts of basic mathematics such as fractions, percentages, ratios and proportions to practical situations.

Reasoning Ability:

Ability to define problems, collect data, establish facts and draw valid conclusions.

Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
