JOB DESCRIPTION

TITLE: Commercial RE Office - Senior Property Manager

CLASSIFICATION: Full Time

REPORTS TO: Managing Partner

Summary of Responsibilities: Oversee all aspects of assigned properties for Fairbridge Partners, a real estate investment company with 1.2 million SF of OFFICE assets under management. This will include financial and value analysis, market competitiveness, leasing awareness, strategic planning and positioning for achieving maximum value enhancements and other owner objectives.

Maintain a positive, team-oriented attitude. Build tenant and vendor loyalty while adhering to the systems, procedures, and standards of Fairbridge.

Travel may constitute 25% of time.

Financial Responsibilities Include:

  • Review and ensure accuracy of all property financials. Conduct analysis and prepare reports for partners.
  • As required, create business plans, annual operating budgets and appropriate detailed back up in accordance with Fairbridge standards.
  • Conduct underwriting and due diligence for potential property acquisitions. Assist in all aspects of acquisition and disposition of assets.

Administrative Responsibilities Include:

  • Direct third-party management in the operation of the properties.
  • Manage all capital and tenant improvement projects.
  • Provide project reporting and analysis including ROI for partners and investors.

Leasing/Marketing duties:

  • Negotiate all lease renewals.
  • Direct third-party leasing teams.
  • Provide reports including net effective rent, leasing activity and market statistics.

Minimum Qualifications:

· 5 years of commercial portfolio property management expertise

· Outstanding supervisory and communication skills

· Excellent understanding of financial statements and operating reports

· Lease renewal experience

· Tenant finish and renovation experience

· Bachelor’s degree

· Computer literate with Windows, Word, and Excel.

  • CPM, CSM, FMA or RPA designation preferred
  • Professional appearance and dress required
  • Drug test and background check required

Job Type: Full-time

Pay: $150,000.00 - $180,000.00 per year

Schedule:

  • 8 hour shift
  • Monday to Friday

Supplemental Pay:

  • Bonus pay

Education:

  • Bachelor's (Required)

Experience:

  • commercial OFFICE asset mgmt or comm. OFFICE property mgmt: 10 years (Required)
