Apartment Maintenance Manager

The Maintenance Director functions to oversee, maintain, and repair the equipment, operating systems, structure, and grounds of the community. The responsibility of this position is managing specialized work efficiently, with confidence and competence. The position requires above average attention to detail, concern for the exact correctness of work, and strong commitment to tasks completed on time.

Maintenance Director Job Profile

• Making daily rounds of the facility, addressing any malfunctions for prompt repair
• Ensuring prompt, skilled attention to maintenance problems and work orders
• Troubleshooting numerous pieces of equipment as needed
• Assisting in maintaining and creating department budgets
• Scheduling maintenance, bids, and overseeing outside contracts
• Maintaining important records, data, and paperwork
• Supervising other employees within the Maintenance department as needed
• Providing exceptional customer service
• Other duties as assigned

Maintenance Director Job Requirements

• At least 1 year of experience as Maintenance Director, preferably in a senior living capacity
• Working knowledge of chemicals and how to properly use, store, and dispose of them
• Ability to move quickly, safely, and remain calm in case of an emergency
• Ability to have a conservative, careful, and cautious approach to work, while ensuring that all tasks are completed in a timely manner.
• Ability to stand for extended periods of time
• Familiarity with standard power tools and equipment
