STATEMENT OF THE JOBThe Porter/Maintenance Worker works as an integral member of the on-site maintenance team to ensure safe affordable housing is provided and maintained for tenants who live in buildings managed by POP Management, the housing office of Catholic Charities, Brooklyn & Queens. The Porter/Maintenance Worker is responsible to maintain a regular cleaning schedule for the property. The Porte/Maintenance Worker assists with making sure tenant apartments are prepared for occupancy and meet required safety standards. As part of a team, the Porter works closely with on-site recertification and social services staff as well as POPM Facilities staff. The Porter/Maintenance Worker ensures the Agency Mission and Best Practices are upheld, while promoted to tenants and the broader community in which our programs work. The Porter/Maintenance Worker reports directly to the Regional Property Manager. Day-to-day repair and maintenance task supervision will be managed by the on-site Superintendent. DUTIES AND RESPONSIBILITIES
ESSENTIAL:- Work closely and cooperatively with the Superintendent to ensure optimum maintenance of the property.
- Complete routine repairs in the building as needed and ensure documentation on a Service Request Order.
- Work closely and cooperatively with the Superintendent, vendors, contractors, apartment inspections, and monitoring all mechanical systems for proper operation.
- Perform cleaning tasks and follow trash removal guidelines as outlined by the NYC Department of Sanitation. Where compactor in a building, ensure cleaned and operating appropriately.
- Ensure all indoor and outdoor common areas are clean and safe.
- Follow a regular schedule of cleaning daily floors, doors, windows, elevators, lobby, offices, laundry room, common restrooms, and community spaces.
- Performs tenant apartment preparations including cleaning, painting and floor stripping/waxing.
- Ensure timely and complete removal of snow and ice.
OTHER DUTIES:- Conduct building tours; represent the building and agency best practices.
- Attend staff meetings as required.
- Attend trainings as requested.
- When required, cover front desk and answer main building phone.
- Provide back-up coverage to building maintenance staff and other POPM managed facilities as requested
- Performs other duties as assigned.
- Work closely with the superintendent on special preventative and/or remedial projects.
SPECIFICATIONS FOR EDUCATION/LICENSES/CERTIFICATIONS- High School diploma or GED preferred. It may be waived for 1 year experience.
SPECIFICATIONS FOR EXPERIENCE AND TRAINING- Experience using equipment: vacuum cleaner, waxer, buffer, snow blower, leaf blower, lawn mower, garbage compactor, etc.
- Able to follow written and verbal directions.
- Ability to read, write, and speak in English.
- Bilingual preferred (Spanish, Korean, Chinese, Russian).
SPECIFICATIONS FOR PHYSICAL REQUIREMENTS- Ability to lift, carry, push, and/or pull weight up to 50 lbs.
- Ability to work flexible hours, including weekends, evenings, holidays according to the needs of a 24/7 program operation.
- Able to mop, sweep, climb ladders, and use basic tools, maintenance tools and equipment.
- Ability to stand for longer periods of time; able to bend, kneel, and crouch.
- Able to frequently reach, twist, and make repetitive hand movements in the performance on daily duties.
- Able to read printed materials.
