POSITION: Maintenance Technician I

JOB DESCRIPTION: Principally responsible for maintenance duties required in maintaining the physical integrity of the community. This involved ensuring a safe and comfortable environment for residents, visitors, and staff. Maintaining and operating all mechanical equipment including devices used for heating and air-conditioning.

QUALIFICATIONS

Education: High School Graduate or GED equivalency. Appropriate EPA certification is required.

Experience: Minimum of three years of work experience in building and mechanical equipment maintenance and repair or similar function. Possess a thorough knowledge of equipment, machinery, and building systems (including HVAC, electrical, plumbing) and have the ability to perform minor repair work on such systems.

ESSENTIAL JOB FUNCTIONS / RESPONSIBILITIES

  • Responsible for maintaining the physical maintenance and the general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including, but not limited to: heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors
  • Repair minor electrical problems (i.e., change out switches, receptacles, fixtures) Work with high voltage 110-220 volts
  • Provide minor carpentry and sheetrock repairs, patch holes in sheetrock/drywall, repair subfloors, repair cabinets, repair minor plumbing problems
  • Troubleshoot, diagnose and correct minor appliance failures (i.e., change out or repair dishwasher motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)
  • Monitoring inventory of maintenance and cleaning supplies, facilitating accurate replacement orders
  • Perform necessary repairs and preventative maintenance on rental units as they become vacant, may assist as required and assigned in the painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units
  • Ability to understand and implement a routine maintenance schedule on all systems as determined by the Regional Asset Manager
  • Repairs/patches carpet and restretches, install vinyl tile and sheet good
  • Continuously inspect the property for safety hazards that pose a liability or potential liability and correct immediately and/or advise supervisor of necessary action
  • Perform all duties necessary for the completion of resident work orders and requests for service
  • Travel to suppliers to pick up parcels and supplies as directed
  • Incorporate customer service in the performance of all job duties
  • Weekly submission of timesheets, mileage, and expense reports
  • Shares on-call duty with Maintenance Tech II and are available as required via cell phone
  • Performs other duties as assigned

Vision: See in the normal range with or without correction.

Hearing: Hear in the normal audio range with or without correction.

Driving / Travelling: Rotation "on-call" status required to assigned property at a moment's notice. Must have reliable transportation and auto insurance to meet this need.

Equipment / Machinery / Tools: An employee in this position must be knowledgeable and skilled in the safe use and maintenance of the following tools:

  • Hand tools - various wrenches, hammers, saws, snips
  • Power tools - sanders, drills, saws
  • User-moved aids - wheelbarrows, buckets, stepladders, full ladders, double ladders
  • Mechanical - motors, pumps, compressors, blowers, electric and hand-powered augers
  • Measuring - ohmmeters, voltmeters, gauges, calipers, etc.

Emergency Maintenance: Take on-call rotation as required for emergency duty.

Transportation: Employee must have a dependable pickup truck, a valid driver's license, and proof of auto insurance.
