Job Summary

Performs tasks, supervises employees and coordinates activities in maintaining and repairing physical structures of buildings, various equipment, building systems and maintaining grounds.

Essential Duties and responsibilities Include the following. Other duties may be assigned. Regular and predictable attendance is an essential function of the job.

  • Complete task and directs workers assisting in painting, performing non-structural repairs, drywall, masonry, woodwork, and furnishings of buildings.
  • Well versed in apartment turn procedures.
  • High understanding of priorities related to Assisted and Memory Care Senior Living.
  • Maintains an up to date, organized filing system.
  • Directs landscaping contractor engaged in ground maintenance activities such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse, to special project needs as they arise for special events for the community. Advises landscaping contractor of areas of concern because of irrigation problems or plant health issues.
  • Requisitions tools, equipment, and supplies which exceed purchasing limits of $250.00, or are outside of the day-to-day departmental budget.
  • Inspects completed work (of subordinates and/or vendors) for conformance to company specifications, and standards.
  • Studies production schedules and estimates worker hour requirements for completion of job assignments.
  • Interprets company policies to workers and enforces safety regulations.
  • Establishes or adjusts work procedures to meet production schedules.
  • Suggests changes in working conditions and use of equipment to increase efficiency of work crew.
  • Analyzes and resolves work problems, or assists workers in solving work problems.
  • Initiates or suggests plans to motivate workers to achieve work goals.
  • Maintains time and production records.
  • Confers with other supervisors to coordinate activities of individual departments.
  • Performs activities of workers supervised and provides instructional training.
  • Performs daily payroll edits. Adjust payroll records as appropriate. Perform end of period payroll review.
  • Observe work environment for potential injury hazards and take appropriate preventative safety precautions. Actively participate in prevention, reporting, and management of Workers’ Comp Claims.
  • You may be required to provide prospective resident tours of your Community as part of the back-up tour team.
Supervisory Responsibilities

  • Responsibilities may include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • May perform daily payroll edits. Adjust payroll records as appropriate. Perform end of period review.
  • Observe work environment for potential injury hazards and take appropriate preventative safety precautions. Actively participate in prevention, reporting, and management of Workers’ Comp Claims.
  • Able to read and write reports, business correspondence, memos and staff performance evaluations.
  • May manage staff schedules.
Qualifications

  • Communication Skills
  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization.
  • So as not to jeopardize the safety and wellbeing of the residents, the ability to speak and/or read simple English sentences for responding to their needs quickly and appropriately is necessary.
  • Interact well with our Carlton Family – residents, family members, all staff members, future residents.
  • Reasoning Ability
  • Ability to apply common sense understanding and carry out written or oral instructions.
  • Must be able to prioritize workloads and demonstrate common sense.
  • Education and Experience
  • High school diploma or GED.
  • Two years of related education and/or experience.
  • Microsoft Office Suite (Word, Excel, Power Point, Outlook).
  • According to Title 22 requirements, employee must be at least eighteen (18) years of age.
  • Mathematical Skills
  • Ability to perform basic mathematics – addition, subtraction, multiplication and division may be required.
  • Ability to perform these operations using units of American money and weight measurement, volume, and distance.
  • Must be able to understand, maintain and work with budgets
  • Certificates, License, Registration
  • Current First Aid Certification (obtained through community)
  • DOJ and FBI fingerprint clearance must be completed prior to working in community (obtained through community)
  • Health screening and negative TB test must be less than six (6) months old. (obtained through community)
